Alex and Tanya's Business model of Buy-Fix-Sell real estate
​is simple with THREE ways to make money:
  • Equity earned in the purchase: All homes purchased by us are purchased under market value and money is typically earned on day 1 of the venture.
  • Forced appreciation through renovations, staging, cleaning, landscaping, design, marketing and selling.
  • We work in Ottawa and surrounding area where the Passive appreciation is enormous.:
Every house we buy fits into the following business model:​
  1. ​Purchased at 40%-60% of the After Repair Value
  2. Renovated to 70%-80% of the After Repair Value
  3. Sold at 100% of the After Repair Value
  4. 10% of the After Repair Value will be spent on the transactional costs
  5. A net profit 10%-20% of the After Repair Value will be earne

BRRRR - Buy, Rehab, Rent, Refinance, Repeat

Same as with the Buy-Fix-Sell, we buy run-down properties that have the potential to be transformed into highly valuable assets.

The major difference is that with house flipping, the end goal is to sell the property, where as with BRRRR investing, the end goal is to hold the property and generate rental income.

What value do we bring to the table?

​Tanya and Alex are a "working partner" with contacts, knowledge and experience in real estate market. As a partner, we will be responsible for:
​
  1. Finding and securing profitable homes that fit our business models
  2. Strategize and plan
  3. Finding quality contractors to improve the homes
  4. Value added renovations and ongoing improvements
  5. Providing a team to get a home financed if applicable
  6. Managing the marketing and selling of the homes via a competent Realtor
  7. Managing the marketing and renting out the homes
  8. Providing the necessary book keeping to determine profiability
  9. Providing a Joint Venture agreement in which the Money Partner can secure his or her interest on title.

What do we look in a partner?

Person wishing to Partner with us need to fit one of the following categories:

  1. A mate, friend or familiar of the principal (ie: Alex or Tanya)
  2. An accredited investor

How does the partner get paid?

There are two ways to be involved:

A fixed preferred return in which the partner receives a flat interest rate and is paid before we take any Profit

OR
​
Equity split where the partner and us will split the profits pro rata at the same time.
